Job Requirements: The selected candidates for the position must have a minimum of three to five years’ experience in building trades and the ability to read schematic and engineering prints. Candidates must also have knowledge and skill in the following areas: electrical, plumbing, HVAC, carpentry, masonry and painting. In addition, the selected candidates must be able to successfully complete the necessary asbestos courses as scheduled. Experience in rotating equipment and mechanical repair is a plus. The nature of this position requires entry into confined spaces and working at high elevations.

Physical Requirements: The selected candidates must be capable of lifting 40-60lbs in weight and working in confined spaces. Candidates must be able to work at high elevations and in outdoor weather conditions. The selected candidates must also be able to perform extensive walking, standing, lifting and bending and must be clean-shaven and medically qualified to wear a respirator. A valid driver's license is required.

High School Diploma/GED is required along with seven years of experience in the installation, alteration, and repair of wiring and appliances for electric light, heat, and power in or on buildings or comparable facilities under the jurisdiction of the National Electrical Code. Candidates must possess a NYC Special Electrician license or a NYC Master Electrician license with ability to obtain a NYC Special Electrician license for Con Edison locations within 6 months of the hire date.

Responsibilities: Provides expertise performing the duties of a licensed Special Electrician in accordance with the National Electric Code, NYC Department of Buildings and other governmental authorities having jurisdiction for electrical work performed by employees at company locations. This position also offers technical support to all groups within Con Edison for matters pertaining to the National Electrical code and proper wiring methods. Files all necessary applications for electrical work permits from NYC DOB Electrical Division prior to Con Edison employees commencing electrical work. Provide oversight of maintenance workers and their supervision for minor electrical work, which needs to be filed but not inspected by NY city inspectors and for larger electrical work, which needs to be filled and inspected by NY city inspectors. Conducts a quality control program for inspections done on electrical contractor work, overseen by Con Edison inspectors and acts as the liaison with NYC Department of Buildings Electrical Division. Provide technical support for training at the Learning Center and OJTs for all Con Edison groups, for electrical installations to be completed as per the New York City Electrical Code. Implements Company safety, health and environmental programs for employees whose work is directed. Makes certain that safe work practices are followed and the environment is fully protected in accordance with Company policy and governmental regulations.

Must possess a valid driver's license.

Must be able to climb ladders and perform work at all elevations and in confined spaces. Must be able and willing to travel within Company Service territory as needed.

The successful candidate must have or obtain NYS Asbestos Project Monitor certification (within 12 months of hire) and must have or obtain NYC & NYS Asbestos supervisor license. Must become a “lead competent” person within 6 months of hire. Position will require NYC certificates of fitness to be obtained within 12 months of hire not limited to fuel tanks, S-12 Sprinkler System, S-13 Citywide Standpipe, P-98 Supervise Piping in Buildings, compressed gas, air compressor, and air receiver testing. The successful candidate must become medically qualified for respirator use within 1 month upon acceptance of the position. This person will be required to become an SCBA trainer and will also be responsible to maintain inventory of onsite chemicals using the Chemical Inventory System. Candidate must have knowledge of EMIS spill reporting and must successfully complete training in the areas of Hazardous Waste Generator, Hazardous Waste Transporter, Hazmat Technician and Incident Commander. Candidate must demonstrate 5 – 7 years’ experience and proficiency in HVAC operations and maintenance, plumbing, snow plowing, building operations, troubleshooting electrical and pneumatic control systems. Bachelor’s degree required but preferred in Facilities and related field. Minimum five years’ Supervisory experience required but preferred in Facilities related work. NYC Refrigeration Machine Operators License is required. Familiarity with Oracle systems used to order and track vendor payments and must be proficient with Microsoft Office packages required on intermediary level.


The successful candidate for this position must have a valid driver’s licenses and be able and willing to travel within the company service territory and as needed. The position requires extensive walking, bending, crawling, stair and ladder climbing. Must be able to work outside in inclement weather. Must be respirator qualified. Available to work a flexible schedule and respond to emergencies 24hrs a day, 7 days a week as required


Fire Safety/Emergency Action Plan Director COF is required

Responsibilities: The primary function of this position is to supervise mechanics performing operations and maintenance work at 4 Irving Place. Candidate will be expected to work full rotating shifts including some holidays. Will supervise around the clock operation and maintenance of all plumbing, heating, ventilating, air conditioning, BMS, fire alarm, and mechanical equipment at 4 Irving Place. Responsible for safe and efficient operation of the building systems, is the primary department representative after normal business hours and is responsible for training and development of staff. Creates requisitions for procurement of materials and services using the Oracle system for repairs of the physical plant. Prepares operating and work schedules in Mainsaver for all work assignments to maximize productivity, coordinating all trades and provides direction to ensure minimum disruption to normal business operations. Performs Contractor Oversight and completes (CFOR’s), and (CER’s). Enforces administrative policies, operating procedures and Environmental Health and Safety (EH&S) policies. Conducts monthly safety meetings, conducts Job Site Safety Evaluations and resolves customer or client complaints. Administers the collective bargaining agreement as appropriate and reviews completed work adhering to company policy and standards. Works with Facilities Engineering on all building projects and develops ESR’s, (Engineering Service Requests), to improve building services. Conducts fire and evacuation drills and is responsible for maintaining all departmental goals and KPI’s. Monitors O&M and capital expenditures to ensure budget guidelines are met. In addition, the selected candidate will monitor O&M work which includes maintenance and periodic testing of critical buildings systems not limited to fire safety, security and emergency power supply systems. Provides oversight, monitors and evaluates performance of direct reports and contractor personnel. Successful candidate will be required and is expected to respond to items of concern or incidents outside of the normal work shift including weekends. This individual will also take on the role of Incident Commander, lead competent person, Asbestos Project Monitor and Supervisor required. The ideal candidate should possess an planning background with engineering and have a record of accomplishments in the preparation and management of project plans and oversight of engineering design, permit processing, construction, equipment commissioning and project closeouts for various Facilities projects. The candidate should have experience in performing or providing oversight of engineering or architectural projects for various types of commercial building/yard mechanical or electrical systems: Mechanical Systems - HVAC, fire protection, pumping, piping & valve, pipe supports, tanks and pressure vessels, heat exchangers, oil water separators, controls, emergency diesel generators, associated control systems, etc; Electrical Systems - low and medium voltage switchgear, emergency diesel generators, uninterruptible power supplies, and well versed in the National Electric Code and NFPA, etc. The candidate should be familiar with the NYC Administration and Building Codes and the NYS Codes. The candidate will act primarily in the capacity of a facility project planner with the responsibility of ensuring that projects are planned, conceptually scoped, engineered, and constructed on schedule and within budget. Related work experience also should include knowledge of the Contract Administration Manual and proficient use of computer systems such as Microsoft Office (including Microsoft Project) and CARE. Proficient knowledge of scheduling, mainframe, productivity and financial software is also preferred.


Must be able to work in all weather conditions and off shift hours, as needed. Will be required to make site visits as needed and may involve climbing, working in basements, tight spaces, roofs, etc. Must have a valid driver's license and able to travel the Coned territory.


For the Senior Analyst, the successful candidate must possess a Bachelor’s degree and 3 years work experience in Facilities project planning/management/construction and operation & maintenance of commercial buildings. Associate’s degree and 4 years work experience in Facilities project planning/management/construction and operation & maintenance of commercial buildings. For the Senior Planning Analyst, a Bachelor's Degree in Engineering and three to four years work experience in Facilities’ project planning/management and construction required. Certification in CPM and PMP and experience in project budgeting and finance are preferred. Strong strategic leadership skills and the ability to demonstrate professional demeanor and confidence dealing with all levels of personnel. Ability to build effective relationships across all organizational levels.

Responsibilities: These responsibilities include overseeing building equipment upgrades and schedules, coordinate and supervise contractor personnel in various locations; direct surveys and studies to make recommendations for the most cost-efficient methods for replacement of defective or outdated physical plant equipment and components. Develop and maintain long term plans for equipment replacement/installation and incorporate into five-year plan. Work with Facilities Operations, Facilities Engineering, and Facilities EH&S, and tenant organizations to establish and document project scope work. Work with Facilities Engineering, Facilities Operations, and Architectural Engineering firms in developing project engineering specifications and construction bid documents. Initiate purchase requisitions and work with Construction and Purchasing to assure timely processing. Work with Construction Management and Facilities EH&S group to ensure contractors present an accurate health and safety plan. Work with Asbestos Coordinator to initiate and monitor abatements, including identifying areas to be abated, conducting field walks, contacting Purchasing, scheduling and monitoring work. Prepare critical path schedules using computer-based scheduling tools and implement project according to planned time frames. Identify project work that can be performed by in-house forces and schedule work accordingly. Assist in developing department Master Plan, Rent Plan and long term project plans. Participate in developing budget for short term and long term projects. Coordinate with the using department for planning and execution of large projects, large renovations / relocations. Estimate project costs for in capital, retirement and O&M budgets. Work with Engineering to prepare specifications. Ensure that corporate and departmental standards are upheld in all new designs. Work with Purchasing to competitively bid work. Oversee environmental sampling and act as asbestos project monitor, as necessary. Schedule contractor/construction trades to perform work. Act as contract administrator ensuring safety and environmental standards are maintained. Process project accruals and review contractor invoices for accuracy and payment approval. Maintain complete project files including stamped/signed construction drawings, building department filings, contractor sign-in sheets, and any other documentation needed for filing and payment processing. Contribute to Master Plan for building and implementation plans for projects. Contribute to O&M, Capital and Retirement budget projections based on Master Plan and emerging needs.
