Qualifications: The selected candidate for the position must have a minimum of three to five years experience in building trades and the ability to read schematic and engineering prints. The candidate must also have knowledge and skill in the following areas: electrical, plumbing, HVAC, carpentry, masonry and painting. In addition, the selected candidate must be able to complete successfully complete the necessary asbestos courses as scheduled.




Responsibilities: The nature of this position requires entry into confined spaces and working at high elevations. Experience in rotating equipment and mechanical repair is a plus.

Physical Requirements: The selected candidate must be capable of lifting 40-60lbs in weight and working in confined spaces. The candidate must be able to work at high elevations and in outdoor weather conditions. The selected candidate must also be able to perform extensive walking, standing, lifting and bending and must be clean-shaven and medically qualified to wear a respirator. A valid driver's license is required. Must have a HS diploma or GED.

A Bachelor's degree and three years in a management capacity within Con Edison’s various operating and support organizations are preferred. The successful candidate must have demonstrated the ability to motivate and manage a workforce . The candidates must demonstrate superior analytical and problem solving skills, set and enforce high standards of conduct, exercise independent judgment, and render wise business decisions. Must demonstrate excellent written, oral and diplomatic skills to effectively communicate with direct reports, customers, vendors and regulatory agencies. Candidate must demonstrate ability to promote teamwork and leadership experience. Must be inquisitive and have the ability to develop effective solutions to various operational problems, demonstrate the ability to multitask, set priorities and perform effectively under pressure. The candidate must also possess computer skills including proficiency with MS Office products and have the ability to quickly learn various systems and computer programs. The candidate must know and use the six core principles of the Way We Work and demonstrate their use in their daily job functions. Candidate must have the ability to work 12 hour shifts, including off-hours and weekends.



General knowledge and/or ability to learn the requirements of Federal Motor Carrier Safety and DOT regulations, commercial vehicles, Facilities & Field Services operations, shipping hazardous waste and manifesting is preferred. Familiarity with corporate safety and environmental rules and emergency procedures is also preferred.

Responsibilities: Fleet Operations' mission is to maximize customer satisfaction by providing effective and efficient support to various company needs, including emergencies. Fleet Operations is responsible for the effective, efficient and safe delivery of materials, equipment and hazardous waste to various job sites and customers. Supervise and mentor the development of CDL drivers by providing guidance through formalized training, site evaluations, safety talks and job briefings. Ensure compliance with the Standards of Business Conduct, Accurate Time Reporting, The Way We Work principles, the Cultural Imperatives, EEO, and other policies and initiatives to provide a workplace environment that fosters professionalism. Respond immediately and assist in the management of Facilities & Field Services support activities to emergency events. Ensure that all activities comply with Facilities & Field Services objectives by providing excellent service. Assist in monitoring and administering contracts including documenting vendor activities for payment of invoices. Assist in the development, evaluation and improvement of internal performance measures. Will help ensure that vehicles and equipment conform to company and regulatory standards. Coordinate with outside agencies to ensure the safe movement of oversized loads, including obtaining proper permits. Perform other related assignments as required.



A valid driver’s license and if not already held, the willingness and ability to obtain a CDL (minimum Class B) with tank, hazmat and metal coil endorsements and an escort license. Ability and willingness to travel within the Company’s service territory as required and to work various shifts, including off-hours. Ability and willingness to respond to company emergencies. Able to work outdoors in all weather conditions. Able to perform physical activities including lifting, climbing, walking, and pushing.

The successful candidate must have or obtain within 12 months of receiving the assignment , the following licenses and certifications; FDNY Refrigeration Engineer (Q-01, Q-99 or Z51), EPA Certified Universal Technician Certification, R-410A Certification, FDNY Fire and Life Safety Director (F-85, F-89), NYC Asbestos Supervisor, NYS Asbestos Supervisor, NYS Project Monitor, Citywide Sprinkler System (S-12), Citywide Standpipe (S-13), Citywide Fire Guard for Impairment (F-01), Supervise Fuel Piping in Buildings (P-98), Handling Motor Fuel / Gas Station (P-15), Air Compressor (G35 or A35), Air Receiver testing (W-11), Supervision of Aerosol (A-49), Supervision of Flammable/Combustible Liquids (C92), Fire Guard Torch Operations & Construction Sites (F-60), Storage Handling, Use and Refilling of Nonflammable Compressed Gas (G-46), Torch Use of Flammable Gases (G-60), Storage and Use of Flammable/Combustible Gases (G-98) and NYSDEC UST Class A/B Operator Certificate., The successful candidate must become medically qualified for respirator use within 1 month upon acceptance of the position. This person will be required to become an SCBA trainer and will also be responsible to maintain inventory of onsite chemicals using the Chemical Inventory System. Candidate must have knowledge of EMIS spill reporting and must successfully complete training in the areas of Hazardous Waste Generator, Hazardous Waste Transporter, Hazmat Technician and Incident Commander. Candidate must demonstrate 5 – 7 years’ experience and proficiency in HVAC operations and maintenance, plumbing, snow plowing, building operations, troubleshooting electrical and pneumatic control systems. Bachelor’s degree in Engineering, Facilities or related field from accredited school preferred with 3 years Facilities or Field work experience or Associate’s Degree with 4 years Facilities work experience or High School Diploma required with 5 – 7 years Facilities work experience. Union supervisory experience required, recent experience preferred. Familiarity with Oracle systems preferred since it is used to order and track vendor payments and must be proficient with Microsoft Office packages required on intermediary level. Additional: In addition to the above the successful candidate must go through a NERC like background check for access to restricted areas at 4 Irving Place.




Responsibilities: The primary function of this position is to supervise mechanics performing operations and maintenance work at 4 Irving Place. Candidate will be expected to work full rotating shifts including some holidays. Will supervise around the clock operation and maintenance of all plumbing, heating, ventilating, air conditioning, BMS, fire alarm, and mechanical equipment at 4 Irving Place. Responsible for safe and efficient operation of the building systems, is the primary department representative after normal business hours and is responsible for training and development of staff. Creates requisitions for procurement of materials and services using the Oracle system for repairs of the physical plant. Prepares operating and work schedules in work management system for all work assignments to maximize productivity, coordinating all trades and provides direction to ensure minimum disruption to normal business operations. Performs Contractor Oversight and completes (CFOR’s), and (CER’s). Enforces administrative policies, operating procedures and Environmental Health and Safety (EH&S) policies. Conducts monthly safety meetings, conducts Job Site Safety Evaluations and resolves customer or client complaints. Administers the collective bargaining agreement as appropriate and reviews completed work adhering to company policy and standards. Works with Facilities Engineering on all building projects and develops ESR’s, (Engineering Service Requests), to improve building services. Conducts fire and evacuation drills and is responsible for maintaining all departmental goals and KPI’s. Monitors O&M and capital expenditures to ensure budget guidelines are met. In addition, the selected candidate will monitor O&M work which includes maintenance and periodic testing of critical buildings systems not limited to fire safety, security and emergency power supply systems. Provides oversight, monitors and evaluates performance of direct reports and contractor personnel. Successful candidate will be required and is expected to respond to items of concern or incidents outside of the normal work shift including weekends. This individual will also take on the role of Incident Commander, lead competent person, asbestos project supervisor and project monitor as required. Works with Security Services to ensure that guard services are required. The successful candidate must take on the position of Fire Life Safety Director. Additional: May be assigned additional related work as required.
