Qualifications: Facilities and Field Services Operations and Maintenance department seeks to hire a highly motivated management professional to join its team. The successful candidate must be able to demonstrate a service oriented work ethic with experience in managing multiple tasks and changing priorities. Must understand the importance of commitment to excellence and providing exemplary customer service. Must possess the ability to establish, manage and implement the department’s goals and objectives. Must possess strong interpersonal skills and have the ability to effectively interact with others. Must be proficient in MS Office products, WORD and EXCEL. Must be available for emergency assignments at all times, including off-hours and weekends. A four year College Degree from accredited school preferred in Engineering, Facilities, or related field with 3 years’ work experience in Facilities or related field preferred or Two year Technical degree with 5 – 7 years Facilities work experience or High School Diploma required with 7 years Facilities work experience. . Excellent oral and written communication skills and supervisory experience is required and recent supervisory experience is preferred. Must have or obtain within twelve months of assignment a NYC Fire Safety/Emergency Action Plan Director, (F-25, F58, F59) , Certificate of Fitness for S-12 Citywide Sprinkler System, Certificate of Fitness for S-13 City Wide Standpipe System, FDNY Refrigeration Engineer (Q-01, Q99 or Z51), EPA Certified Universal Technician Certification, R-410A Certification, Citywide Fire Guard for Impairment (F-01), Supervise Fuel Piping in buildings, (P-98), Handling Motor Fuel/Gas Station (P-15), Air Compressor (G-35 or A-35), Air Receiver Testing (W-11), Supervision of Aerosol (A-49), Supervision of Flammable and Compressed gases (G-98), Respirator fit medically qualified, , NYC Asbestos Supervisor License and NYS Asbestos Supervisor / Project Manager. The assigned location may require a NYC Certificate of Fitness for air compressors, standpipe, NYC boiler license and refrigeration license required certificates or licenses must be obtained within six months of assignment. . The successful candidate will be required to become an SCBA trainer and will also be responsible to maintain inventory of onsite chemicals using the Chemical Inventory System. Candidate must have knowledge of EMIS spill reporting and must successfully complete training in the areas of Hazardous Waste Generator, Hazardous Waste Transporter, Hazmat Technician and Incident Commander.




Responsibilities: Plans, directs and controls the safe and efficient operation of various assigned Company facilities including high occupancy locations that regularly require support beyond the normal work shift in accordance with corporate and departmental operating procedures. Assigns and monitors the performance of routine maintenance and repair tasks. Works with tenant organizations to prioritize and ensure an appropriate response is provided to Facilities Work Requests. Provides job safety talks to subordinates at the beginning of work shifts or prior to the commencement of specific tasks when appropriate. Works with tenant organizations to prioritize work and ensure building and yard operations are conducted in a safe and efficient manner. Schedules and reports subordinate personnel time in accordance with Company and department procedures. Mentors new supervisors, identifies training needs and coordinates training of subordinate personnel and provides on-the-job training when required. Schedules and monitors the performance of maintenance and periodic testing of critical building systems including fire safety, security, heating, ventilation and air conditioning equipment and, where applicable, emergency power equipment. Orders and coordinates the timely supply of materials, tools, equipment and subcontractors to ensure work is conducted efficiently. Schedules and reports expenditures for materials and subcontractor labor. Monitors O&M and Capital expenditures to assure budget guidelines are met. Oracle systems must be used to order and track vendor payments. Provides oversight, monitors and evaluates the performance of subordinate and contractor personnel. Reports performance issues and provides appropriate disciplinary action when required. Performs the duties of Fire Safety Director and the FDNY Emergency Action Plan Director during drills and emergencies and must maintain the necessary training and certifications. Ensures that emergency notification system operations and building evacuation plans are communicated to tenant organizations and then schedules and conducts periodic drills and training to ensure those plans are understood. Provides on-call coverage during weekends and off-hour shifts and responds to emergency maintenance requests, schedules and provides oversight of snow and ice removal operations, when required. Collects data and develops recommendations for the most cost efficient method to refurbish or replace essential plant equipment that is beyond its useful life or requires frequent and costly maintenance. The successful candidate will be required to utilize Main saver Work Management System to create inspection reports, document deficiencies and schedule necessary repairs. Perform monthly housekeeping / building audits to keep company buildings within regulatory requirements. Furthermore, the candidate will be responsible to perform required contractor oversight of vendors. Performance items are expected to be documented within the company’s Contractor Oversight System. The position will require oversight of Facilities Mechanics performing scheduled and non-scheduled work at multiple locations. You will work with Security Services to assure security guard services are provided and security procedures are followed. Works with engineering organizations and provides necessary support for the successful completion of capital work projects.


Physical Requirements: Position requires extensive walking, bending, stair and ladder climbing and working in all types of weather and field conditions. Must have medical approval for respirator fit test. Must have valid driver’s license. Must be available to work a flexible schedule and respond to emergencies 24 hours per day, 7 days per week. Must be able to work at any company location in New York City and Westchester County. Must be able to participate in the Company’s emergency management processes and storm plans as required.
