Must have or obtain within twelve months of assignment a NYC Fire Safety/Emergency Action Plan Director, (F-25, F58, F59) , Certificate of Fitness for S-12 Citywide Sprinkler System, Certificate of Fitness for S-13 City Wide Standpipe System, FDNY Refrigeration Engineer (Q-01, Q99 or Z51), EPA Certified Universal Technician Certification, R-410A Certification, Citywide Fire Guard for Impairment (F-01), Supervise Fuel Piping in buildings, (P-98), Handling Motor Fuel/Gas Station (P-15), Air Compressor (G-35 or A-35), Air Receiver Testing (W-11), Supervision of Aerosol (A-49), Supervision of Flammable and Compressed gases (G-98), Respirator fit medically qualified, , NYC Asbestos Supervisor License and NYS Asbestos Supervisor / Project Manager. The assigned location may require a NYC Certificate of Fitness for air compressors, standpipe, NYC boiler license and refrigeration license required certificates or licenses must be obtained within six months of assignment. . The successful candidate will be required to become an SCBA trainer and will also be responsible to maintain inventory of onsite chemicals using the Chemical Inventory System. Candidate must have knowledge of EMIS spill reporting and must successfully complete training in the areas of Hazardous Waste Generator, Hazardous Waste Transporter, Hazmat Technician and Incident Commander.




Responsibilities: Plans, directs and controls the safe and efficient operation of various assigned Company facilities including high occupancy locations that regularly require support beyond the normal work shift in accordance with corporate and departmental operating procedures. Assigns and monitors the performance of routine maintenance and repair tasks. Works with tenant organizations to prioritize and ensure an appropriate response is provided to Facilities Work Requests. Provides job safety talks to subordinates at the beginning of work shifts or prior to the commencement of specific tasks when appropriate. Works with tenant organizations to prioritize work and ensure building and yard operations are conducted in a safe and efficient manner. Schedules and reports subordinate personnel time in accordance with Company and department procedures. Mentors new supervisors, identifies training needs and coordinates training of subordinate personnel and provides on-the-job training when required. Schedules and monitors the performance of maintenance and periodic testing of critical building systems including fire safety, security, heating, ventilation and air conditioning equipment and, where applicable, emergency power equipment. Orders and coordinates the timely supply of materials, tools, equipment and subcontractors to ensure work is conducted efficiently. Schedules and reports expenditures for materials and subcontractor labor. Monitors O&M and Capital expenditures to assure budget guidelines are met. Oracle systems must be used to order and track vendor payments. Provides oversight, monitors and evaluates the performance of subordinate and contractor personnel. Performs the duties of Fire Safety Director and the FDNY Emergency Action Plan Director during drills and emergencies and must maintain the necessary training and certifications. Ensures that emergency notification system operations and building evacuation plans are communicated to tenant organizations and then schedules and conducts periodic drills and training to ensure those plans are understood. Provides on-call coverage during weekends and off-hour shifts and responds to emergency maintenance requests, schedules and provides oversight of snow and ice removal operations, when required. Collects data and develops recommendations for the most cost efficient method to refurbish or replace essential plant equipment that is beyond its useful life or requires frequent and costly maintenance. The successful candidate will be required to utilize Main saver Work Management System to create inspection reports, document deficiencies and schedule necessary repairs. Perform monthly housekeeping / building audits to keep company buildings within regulatory requirements. Furthermore, the candidate will be responsible to perform required contractor oversight of vendors. Performance items are expected to be documented within the company’s Contractor Oversight System. The position will require oversight of Facilities Mechanics performing scheduled and non-scheduled work at multiple locations. You will work with Security Services to assure security guard services are provided and security procedures are followed. Works with engineering organizations and provides necessary support for the successful completion of capital work projects.


Physical Requirements: Position requires extensive walking, bending, stair and ladder climbing and working in all types of weather and field conditions. Must have medical approval for respirator fit test. Must have valid driver’s license. Must be available to work a flexible schedule and respond to emergencies 24 hours per day, 7 days per week. Must be able to work at any company location in New York City and Westchester County. Must be able to participate in the Company’s emergency management processes and storm plans as required.

Responsibilities: The primary function of the position is to supervise mechanics performing daily work orders related to the normal maintenance of the physical plant including mechanical, electrical, plumbing, heating, ventilating and cooling systems and carpentry where required. Oversees contractors and provides general and timely support services to tenant organizations. Plans, directs and controls the safe and efficient operation of various assigned tasks within Company facilities in accordance with corporate and departmental operating procedures. Ensures the implementation of Company safety, health and environmental programs for employees whose work is directed. Ensures that safe work practices are followed and the environment is fully protected in accordance with Company policy and governmental regulations. Provides job safety briefings to direct reports at the beginning of work shifts or prior to the commencement of specific tasks when appropriate or when the job description vastly changes. Schedules and reports personnel time for direct reports in accordance with Company and department procedures. Identifies training needs and coordinates training of direct reports and provides on-the-job training when required. Responsibilities: • Establish and maintain a zero harm culture • Ensure a safe work environment • Foster an inclusive work environment • Ensure compliance with Company policies, procedures; federal, state, local laws and regulations • Mitigate environmental risk and support sustainability • Work with Union leadership to build a positive team environment; foster a culture of honesty, integrity and openness • Lead and proactively manage activities related to the maintenance and operations of the mechanical, electrical, plumbing, HVAC systems at various Company locations • Achieve cost savings through increased productivity and streamlined processes • Provide oversight for the Fire Safety Director and perform monthly safety inspections, periodic fire and evacuation drills as required • Ensure the procurement of materials and contractor labor for routine maintenance, emergent and planned work • Maintain security protocols, including physical and cyber security • Write reports and conduct presentations to all levels of management
